Overlooked this email. You're very close with the Cassin's Vireo guess. It's a Red-eyed Vireo which sounds similar to a Cassin's Vireo. A Cassin's would be slower with longer pauses between the notes.
Black-headed Grosbeak is not a bad suggestion as well as they join the 'group' of birds that sound similar to a Am. Robin. These birds include Western Tanager, Rose-breasted Grosbeak, and, of course, the two Vireos mentioned who have the same sounds but spaced out more.
Nice work. Excellent way to check on ID or to document something. Keep it up.
